Complete checklist by employment type
Having your documents ready speeds up the approval process significantly. Here's what you'll need based on your situation.
Everyone Needs
- Photo ID - Driver's licence or passport
- Proof of address - Utility bill or bank statement (less than 3 months old)
- Bank statements - Last 3 months of all accounts
PAYG Employees
- 2 most recent payslips - Must show employer name, pay period, YTD figures
- Employment letter - Confirming position, salary, and tenure (some lenders)
- PAYG Summary - Most recent tax year (if available)
Self-Employed
- 2 years tax returns - Personal and business (if applicable)
- 2 years financial statements - Profit & loss, balance sheet
- ATO Notice of Assessment - Last 2 years
- ABN registration - Showing active status
- Accountant's letter - Some lenders require this
Low-doc options: If you don't have full financials, we have lenders that accept BAS statements or accountant declarations instead.
Contractors
- Current contract - Showing terms, rate, and end date
- Previous contracts - To show work history (if new contract)
- Invoices or payslips - Last 3 months
- ABN - If operating through your own company
Home Loan Specific Documents
- Contract of sale - If you've already found a property
- Current mortgage statement - If refinancing
- Council rates notice - For investment properties
- Rental income evidence - Lease agreement or rental statement
Document Tips
Clear photos are fine
You don't need a scanner. Clear phone photos of documents work perfectly.
PDF preferred
Download bank statements as PDFs rather than screenshots.
Keep it current
Documents should generally be less than 3 months old.
